SITES v2 certification is one of the most documentation-intensive processes a landscape architecture firm will manage. This guide covers the credit structure, documentation workflow, fee realities, and common failure points so your team can pursue certification without losing the project budget to administrative overhead.

What SITES Actually Is (and Isn't)

SITES is a rating system developed by the Sustainable Sites Initiative and administered through GBCI—the same body that administers LEED. It applies to sites with or without buildings, which makes it directly relevant to landscape architecture projects: parks, campuses, streetscapes, plazas, and corporate grounds. It is not a LEED add-on. It is a standalone certification with its own credit library, documentation requirements, and review process.

The current version is SITES v2, released in 2014 with ongoing credit interpretations. Water and Soil & Vegetation together represent 89 of 200 available points. If your project has strong stormwater infrastructure and healthy native planting, you are already positioned for Silver or Gold before touching Materials or Human Health credits. Prerequisite Requirements

SITES v2 has 15 prerequisites—non-negotiable, zero-point requirements that must be met or the project cannot certify. These include things like conducting a pre-design site assessment, protecting and restoring soils, managing construction waste, and providing a site maintenance plan. Failing a single prerequisite fails the entire certification. Review these before schematic design, not during documentation.

Building the Documentation Workflow

SITES documentation is credit-by-credit. Each credit requires a combination of narrative, calculations, drawings, specifications, and photographs. The documentation burden is not uniform—some credits require a one-paragraph narrative and a plan exhibit; others require third-party monitoring data collected over a full growing season.

The most efficient workflow separates documentation into three phases:

Design phase: Assign credit ownership to specific team members. Each credit has a "responsible party" designation in GBCI's system. Assign these during schematic design, not during construction documents. The Water credits will largely fall to your civil or stormwater engineer. Soil & Vegetation credits fall to you. Post-construction: Several credits require monitoring data—water quality, plant establishment, irrigation performance. Know which credits these are before construction ends so you can set up monitoring protocols. WE Credit 3.1 (Design Functional Stormwater Features) often requires performance data. If you are pursuing the Education & Performance Monitoring credits, you will need a formal monitoring plan submitted with your application.

Specifying for SITES Credits

Your spec sections are documentation. Several credits require specific language in Division 31 (Earthwork), Division 32 (Exterior Improvements), and Division 33 (Utilities). If your spec does not reference the credit requirements, GBCI reviewers will flag it.

For Soil & Vegetation credits, Section 32 90 00 (Planting) needs to address native plant sourcing, soil amendment protocols, and establishment monitoring. For Materials credits, Section 32 01 90 (Landscape Maintenance) needs to address prohibited pesticides and fertilizers. If you are using a master spec like SpecLink or Arcom, you will need to edit standard language to meet SITES thresholds—do not assume the default spec language complies.

Plant species selection matters for Credit SS 6.1 (Use Vegetation to Minimize Building Energy Use) and Credit SS 6.2 (Reduce Urban Heat Island Effects). Species like Quercus macrocarpa, Celtis occidentalis, and Gleditsia triacanthos var. inermis are commonly used for canopy coverage calculations in Midwest projects. In the Southwest, Prosopis velutina and Parkinsonia florida serve similar functions. The credit requires you to document canopy coverage at 10-year projected growth—use your plant schedule data and published mature spread dimensions to run that calculation.

Common Mistakes Firms Make on SITES Projects

1. Treating prerequisites as an afterthought. Firms design the project, then check prerequisites. If your grading plan moves topsoil off-site without a soil management plan, you may fail Prerequisite 7.1 (Protect and Restore Soils) with no path to correction.

2. Underscoping documentation in the fee proposal. SITES documentation is a deliverable. It takes time. Firms that don't separate it from design hours end up absorbing 60–100 hours of uncompensated work or cutting documentation corners that cost them credits in review.

3. Assigning all credits to one person. One senior designer cannot own 40 credits across a complex project. Distributed ownership with clear accountability is the only model that works. When one person leaves mid-project, the whole certification effort can stall.

4. Missing the construction photography window. Pre-construction and during-construction photos cannot be recreated after the fact. This is the single most common reason credits get denied in review. It requires a protocol, not good intentions.

5. Not engaging the contractor early on Materials credits. Credits in the Materials category often require contractor-sourced data: recycled content percentages, regional material sourcing documentation, salvaged material certifications. Contractors who haven't been briefed at bid phase will not have this data. By the time you ask for it, the records may not exist.

6. Registering without a credit feasibility analysis. Registration is not commitment, but it costs money and creates expectations. Run a credit-by-credit feasibility review before registering. Score the project conservatively, identify the credits that are genuinely achievable given site constraints, and set a realistic certification target.
